Metropolitan Land (MTLA) Boosts Residential Projects with TOD Concept

KONTAN.CO.ID – JAKARTA. PT Metropolitan Land Tbk (MTLA) took part in creating a residence with a transit oriented development (TOD) concept which is considered to have good prospects for the future.

Metropolitan Land Director Olivia Surodjo said that currently MTLA has several residential projects that traverse the train line. One of them is Metland Cibitung which is connected to the Metland Telaga Murni commuter line Electric Train (KRL) station in the area.

The high level of interest in the Metland Cibitung TOD area can be seen from the achievement of marketing sales which increased by around 60% from the previous year (YoY).

“We also have a new project called Metland Cikarang which is still under preparation, which will also be close to the KRL commuterline route,” said Olivia when contacted by Kontan, Saturday (14/10).

Apart from being close to the KRL commuter line, Olivia added that several of the company’s projects will also be built quite close to MRT (Mass Rapid Transit or Integrated Moda Raya) phase 3.

For your information, PT MRT Jakarta (Perseroda) plans to start construction of the MRT phase 3 East-West route in August 2024. The phase 3 development will connect the Cikarang area (Bekasi Regency, West Java) and Balaraja (Tangerang Regency, Banten).

“In accordance with the government’s plan to develop the MRT phase 3 line, several Metland projects will also be passed and will be quite close to the station. “The projects are Metland Cyber ​​Puri, Metland Puri, Metland Menteng, including Metland Cibitung and Metland Cikarang,” he explained.

Olivia added that TOD concept housing, especially around rail-based transportation, is currently a strong magnet for consumers in determining residential choices for residence. This is because TOD residences offer easy access which speeds up travel time to and from the city center or Jakarta.

Metland Cibitung has an area of ​​226 ha while Metland Cikarang has an area of ​​182 ha. On the other hand, Metland Puri and Metland Cyber ​​Puri each have an area of ​​60 ha while Metland Menteng is around 135 ha.

“In terms of units, it is planned that Metland Cibitung and Metland Cikarang will each build approximately 6,000 units,” he said.

For the average project house price, MTLA sets the price for Metland Cikarang starting from IDR 400 million, while for Metland Cibitung IDR 800 million to IDR 1 billion.

“Then the average house price in Metland Puri, Metland Cyber ​​Puri and Metland Menteng is around IDR 1.5 billion to IDR 4 billion,” he explained.

In addition, MTLA projects that several TOD concept housing projects being developed can generate marketing sales of IDR 195 billion. This figure contributes around 10% -15% of the total marketing sales target this year which reached IDR 1.8 trillion.
