The National Association of Realtors settlement won’t change the Colorado mountain housing markets as much as you’d think

Homes sit above the Dillon Reservoir in Summit County on Sunday, Sept. 3, 2023. In mountain resort communities, average home prices hover in the multimillions, driven largely by an imbalance of supply and demand, a deficit of affordable housing and a high net worth buying pool.

Local experts weigh in on proposed National Association of Realtors settlement impacts

COLLEGE STATION, Texas (KBTX) – The National Association of Realtors accepted a $418 million settlement covering claims of antitrust violations.

However, the settlement isn’t finalized just yet. Before any changes affect the market, the US Department of Justice and the courts also have to accept the terms of the settlement, according to realtor Raylene Lewis.

Lewis said her office is already fielding calls from homebuyers about the possible impacts of the proposed settlement.

According to her, buyers have expressed concerns about the settlement possibly leading them to pay more than expected.

“They’re wondering if they’re going to have a whole

CHARLESTON, SC (WCSC) – A proposed multi-million-dollar settlement with the National Association of Realtors is getting Lowcountry real estate agents talking about how this will impact their businesses and the home-buying process.

National Association of Realtors approves $418 million settlement

The National Association of Realtors has agreed to a landmark settlement that would eliminate real estate brokers’ long-standing commissions, commonly of up to 6% of the purchase price.

Instead, home buyers and sellers would be able to negotiate fees with their agents upfront. If the $418 million legal agreement is approved by a federal court, consumer advocates predict the ranks of real estate agents will be thin, further driving down commission prices.

“For years, anti-competitive rules in the real estate industry have financially harmed millions,” said Benjamin Brown, managing partner at the Cohen Milstein law firm and one of the

The settlement changes several rules that lawsuits allege forced sellers to pay artificially inflated prices to sell their homes. It could mean the end of the 6% commission. The agreement must be approved by a federal judge.

The NAR will no longer require a broker advertising a home on the Multiple Listing Service to list or offer any upfront compensation to a buyer’s agent. Offers of compensation can be
